Two hundred and twelve. Seventy. Twenty-three. Thirty-three per cent. Three thousand and nineteen. Those five figures sum up the launch weekend of Amberwood @ Holland, as reported by Stacked Homes on 27 September 2026, and each one says something different about where buyer sentiment sits right now.

Start with 212, the total number of homes in the development by Sim Lian Group. It is a 99-year leasehold project in the Holland Plain precinct of Bukit Timah, close to King Albert Park MRT. The second figure, 70, is how many units were actually put on sale at launch. Holding back roughly two-thirds of a project is a familiar tactic, since it lets a developer gauge demand before releasing more.

Then comes 23, the number sold over the weekend. Set against the 70 released, that works out to about 33 per cent. It is a measured result rather than a rush, and the report ties it to the nature of the product. Amberwood has no smaller units at all, so every buyer is committing a large sum, and larger cheques tend to take more time to sign off. Buyers comparing options, arranging financing and consulting family are simply slower than those buying compact apartments.

The breakdown of those 23 sales is instructive too. Eleven were four-bedroom homes, nine were three-bedroom, and three were five-bedroom. Starting prices were roughly $2.5 million for a three-bedroom, $3.1 million for a four-bedroom and $4.5 million for a five-bedroom. Nothing in the mix suggests one type was ignored, though four-bedders led the tally.

The last number, $3,019, is the average price per square foot across the units sold. Averages flatten out differences between unit types and floors, so it is best read as a snapshot of this particular weekend rather than a promise about anything that follows.

What does this mean for a boutique project in a different part of town? Sophia Meadow is a small development at 132 Sophia Road in District 9 by Sin Thai Hin Development, with just 41 units across five storeys. It sits on a 103-year leasehold that started on 15 March 2024, and Dhoby Ghaut station is around a ten-minute walk away. With estimated vacant possession on 30 November 2029, the project is still at the preview stage.
