Freehold Records: Three Myths Checked

A cluster of price records can quickly turn into big claims. EdgeProp Singapore reported that three freehold projects in District 15 set new psf highs in the week from 25 August to 1 September 2026. Here are three myths worth checking.

  1. Myth: three records mean the whole market is surging. Fact: the records came from single units in small projects. One Fort, with 79 units, reached $2,100 psf on a 19th-floor three-bedroom of 1,238 sq ft sold for $2.6 million. De Centurion, with 42 units, hit $2,058 psf on a two-bedroom sold for nearly $1.6 million, and The Eastside, with 32 units, passed $2,000 psf for the first time at $2,032. Three transactions in a week are a data point, not an index.
  2. Myth: freehold always beats leasehold. Fact: these records say freehold projects in a sought-after district can command high prices, but they say nothing about every freehold or every leasehold property. A long lease, such as a 103-year term, has a very different profile from a lease with few years left. Tenure is one factor among many, alongside location, size, age and condition.
  3. Myth: a psf record is the price anyone will pay. Fact: a record is the highest recorded price per square foot for that project, and it often reflects a particular floor, view or layout. Another unit in the same building may sell for much less. The three projects were completed in 2005, 2010 and 2006, so they are also older buildings with their own histories.

Sophia Meadow is a different kind of project, and it helps to say how. Developed by Sin Thai Hin Development at 132 Sophia Road in District 9, it holds a 103-year lease from 15 March 2024. It has 41 units across five storeys, Dhoby Ghaut MRT is about ten minutes away on foot, and vacant possession is estimated for 30 November 2029. Preview registrations are open.

A buyer comparing a new-build leasehold development with older freehold resale units is comparing very different things: age, tenure, price per square foot and timeline to completion. Records are exciting but they are not forecasts. Before making any decision, look at several transactions, over a longer period, in the immediate area.

One helpful habit when reading price headlines is to ask what the number is a record of. A psf record usually describes a single unit in a single building on a single day. It is real, and it is interesting, but it takes several transactions over a longer period before a pattern means anything. Those are the questions to take to any viewing, whether the project is freehold, leasehold, new or old.
