Small residential blocks attract a particular kind of buyer. Sophia Meadow is a boutique five-storey development of 41 homes at 132 Sophia Road, Mount Sophia, in District 9. People visiting the site often ask the same handful of things, so here are four of them.

What is different about sharing a block with only 41 households?

With fewer homes, shared spaces tend to be quieter and lifts and entrances less crowded. Residents are also more likely to recognise each other, which can make the building feel closer to a street of neighbours than an anonymous tower. The flip side is that fewer owners share the running costs, so it is worth asking how the management arrangements work once the block is complete. Ask, too, how maintenance funds are planned and reviewed over the years.

Does a five-storey building feel different from a tower?

Usually, yes. A low-rise block puts every home relatively close to the ground, so walking in and out is quicker and the building sits comfortably within its streetscape. Parking is in a basement carpark rather than a podium. Views and light vary by floor and orientation, so check the unit plans and ask which way each home faces. A visit at different times of day will show you far more than a drawing can.

The tenure is a 103-year leasehold running from 15 March 2024. For a buyer, the sensible approach is to look at the start date, the length of time remaining at completion and the dates that apply to the project, rather than the headline number alone. The estimated vacant possession is 30 November 2029 and the estimated legal completion is 30 November 2032, so a buyer is planning for a timeline measured in years. Those dates are estimates, and a lawyer can explain how they affect your own situation. Keep a note of each date next to your own plans for work, family and finances, so the gaps are visible from the start.

What is the neighbourhood like day to day?

Mount Sophia is a compact, established part of the city fringe, and the site is about a ten-minute walk from Dhoby Ghaut Interchange. The project is at the pre-launch stage, and preview registrations have been open since 20 June 2026. The developer is Sin Thai Hin Development (Pte) Ltd, and the site was secured in December 2023.
