Mount Sophia and Novena are close on the map but different in character, and this week handed buyers in both areas a fresh reference point. Far East Organization opened the preview of The Serra Residences on 2 October 2026, a freehold tower of 133 homes on Bassein Road in District 11. For someone weighing a boutique home in District 9, the launch is better read through a neighbourhood lens than as a headline price alone.

Two districts, two kinds of address

Novena's draw rests on its medical hub, its MRT station and a cluster of malls. Mount Sophia trades on something else entirely: a quiet hillside enclave with heritage buildings, set between Orchard Road and the Bras Basah arts belt. Sophia Meadow, at 132 Sophia Road, is roughly a ten-minute walk from Dhoby Ghaut, where three MRT lines meet. Each district attracts a slightly different buyer, and comparing them on psf alone risks missing that. Daily routines differ as well: Novena errands tend to orbit the hospital precinct and the malls near its station, whereas Mount Sophia residents step out towards Orchard's shops and the museums and galleries of the arts belt.

Scale and tenure side by side

The contrast in size is sharp. The Serra Residences places 133 homes in a single 28-storey tower, according to EdgeProp Singapore. Sophia Meadow is a five-storey block of 41 units by Sin Thai Hin Development, on a 103-year leasehold that began on 15 March 2024. One offers height and long views; the other offers a low-rise, small-community setting. Tenure differs as well: the Novena project is freehold, while Sophia Meadow's lease runs a few years beyond the usual 99.

Facilities follow the same pattern. The Serra lists a 50m lap pool and a tennis court, scaled for a tower community. Sophia Meadow offers a swimming pool, gym, lounge and a roof terrace sized for its 41 households, which suits buyers who prefer knowing their neighbours by name.

The Serra's guide pricing starts from $3,120 psf, and its two-bedroom-plus-study type of about 710 sq ft begins at $2.22 million. Those are entry points for a different product in a different district, so they should not be transplanted onto a Mount Sophia home. Unit sizes, floor levels, tenure and building format all shift value, and a boutique block follows its own pricing logic. Where the figure helps is in framing the conversation: it shows what one developer is asking for new freehold space in a central neighbourhood this month.

Timelines to compare

Completion dates offer a cleaner comparison than prices. The Novena tower's expected TOP falls in the fourth quarter of 2030, with its official launch set for 16 October 2026. Sophia Meadow's estimated vacant possession date is 30 November 2029. Buyers with a fixed move-in window may find that difference more decisive than any per-square-foot gap. The date also affects how long a buyer pays progressively before being able to live in the home.
