Private home sales for the third quarter look weak beside the second, at first glance. A closer look takes a minute and changes the story, because the two figures being compared do not cover the same stretch of time. Three points from the URA flash release of 1 October, which also reported the overall price index and the regional split, are worth holding onto:

  • The comparison is uneven. Transactions counted up to mid-September came to 4,296, while the second quarter, a complete one, finished at 6,148. That is roughly 30 per cent lower, but it sets a part against a whole.
  • The year to date is the fairer yardstick. Sales so far in 2026 total 15,857, against 19,793 for the same stretch of 2025. The shortfall is real, though about 20 per cent lower, which is a smaller gap than the quarterly comparison implies.
  • Prices and sales are telling different stories. The overall index still rose 1.4 per cent in the quarter. The data chief at 99.co read the softer volumes as buyers growing more selective, not as a retreat. Full third-quarter statistics will confirm how large the difference is.

Verdict. A raw volume gap with a missing fortnight in it is not a signal. Full figures arrive on 23 October 2026, and that is the moment to compare properly. For a small, carefully priced project, selectivity from buyers is the normal condition anyway, since few people buy a home in a 41-unit block without comparing floors, aspects and finishes carefully. Sophia Meadow is a case in point: 41 homes in a five-storey block at 132 Sophia Road in District 9, developed by Sin Thai Hin Development on a parcel bought in a late-2023 collective sale, the first non-landed District 9 site to change hands since 2021, on a 103-year leasehold that began on 15 March 2024. Dhoby Ghaut MRT interchange is about ten minutes away on foot, and the estimated vacant possession date is 30 November 2029. With so few homes, each buyer compares the project one unit at a time, so market-wide volume matters less than the details of a given floor and stack. One practical way to use the mid-quarter caveat is to hold off on drawing conclusions about demand until the full release is out, and to spend the intervening weeks on what a purchase would actually involve for you: the unit size you need, the budget you have confirmed with a lender, and the floors and stacks you would want to compare once plans are released. Buyers in a boutique project who have done that groundwork tend to find a data release changes their timing very little, which is a healthier basis for a large decision than reacting to a headline figure.
