Three numbers sum up a hotel opening this week: 30 September, 344 rooms and suites, and 401 Havelock Road. They come from Hilton, which opened the DoubleTree by Hilton Singapore Robertson Quay on that date and called it the brand's Singapore debut.
The first number is a date, and it is recent. The second is a size: 344 keys is a substantial property. The third is an address, 401 Havelock Road, where the building used to trade as Hotel Miramar before its conversion. Taken together, they describe a refit of something that already existed, wearing a new international name.
Nothing in those figures describes house prices, rents or buyer demand anywhere. They simply record what happened, and a careful reader keeps them at that level.
Neighbourhoods do shift when new hotels, shops or restaurants arrive, because visitors and residents then use streets differently. That is a general observation about city life rather than a claim about any specific street. Whether a given opening matters to a nearby home depends on many details that a press release will not cover, such as how people actually travel, work and live around it.
Conversions like the Havelock Road one also remind us that a building's first use is rarely its last. Older addresses are refitted, renamed and reopened, and people living or working nearby adapt to each version. For a boutique block, the more relevant question is how daily life works inside and around the building, which comes down to walking routes, transport and the quiet of the street.
A fair way to use news like this is as background. It tells you the hospitality sector is investing and rebranding in Singapore. It does not tell you what a flat will fetch.
Sophia Meadow is a boutique five-storey residential block with a basement carpark at 132 Sophia Road, Mount Sophia, in District 9 and the Core Central Region. The tenure is a 103-year leasehold from 15 March 2024, and the developer is Sin Thai Hin Development (Pte) Ltd, part of Sin Thai Hin Group. The scheme holds 41 homes on a site of 1,280.5 sqm, about 13,783 sqft.
Getting around is a walk away from a major interchange: Dhoby Ghaut Interchange is about a 10-minute walk. The surrounding streets and nearby stations are described on the location page.
Planning dates are published too. Vacant possession is estimated for 30 November 2029 and legal completion for 30 November 2032, while preview registrations have been open since 20 June 2026. The site was secured in December 2023.
The Sophia Meadow home page collects the key facts, floor plans and registration details in one place. Read the hotel's three numbers for what they are, then set them aside and judge a home on its own tenure, timeline and layout. If the small scale of a 41-home block suits you, register for a preview of Sophia Meadow and ask for the latest details.
