Valley Point to 2031: An Investor View

Investors who track District 10 had a fixed timetable to read on 30 September 2026. Frasers Property and Mitsubishi Estate announced that Valley Point and Fraser Suites Singapore, both on River Valley Road, will be redeveloped into a 999-year mixed-use project beside the Singapore River, EdgeProp reported.

The two partners hold the venture in a 51:49 split. The plan covers about 407 homes and sky villas, a new flagship 184-unit Fraser Suites serviced residence, and dining, retail and lifestyle offerings. Launch for sale is slated for 2027, with completion in 2031.

This note reads the announcement as an investor would, through dates, areas and unit counts, and it makes no forecast about outcomes. Three things stand out in the release: the long 999-year tenure, the mix of homes and hospitality on one site, and a schedule that runs from the end of operations in March 2027 to completion in 2031. The partners describe the aim as a riverfront destination that combines living, hospitality and lifestyle offerings, and the structure of the 51:49 joint venture is the same one that won the Kallang Close site earlier in 2026.

The Dates and Areas Behind the Sophia Meadow Investor Read

1. June 2026: Frasers Property said it might redevelop the site after restructuring its hospitality assets, including consolidating full ownership of Fraser Suites Singapore.
2. 30 September 2026: the joint release sets out the redevelopment.

The existing buildings are a 20-storey office tower with a two-storey shopping centre, and a 255-key serviced residence. The site measures 13,439 sq m (144,656 sq ft) and is zoned commercial and residential, with a maximum gross floor area of 54,309 sq m (584,577 sq ft). The partners also won the Kallang Close government land sales site in April 2026, a 123,320 sq ft, 99-year leasehold plot planned for about 470 homes. For an investor, the useful comparison is across the partners' own projects: Kallang Close at about 470 homes and a 99-year lease, and River Valley Road at about 407 homes and a 999-year lease. The first is on a plot of 123,320 sq ft, the second on 13,439 sq m (144,656 sq ft), so the two sites are of broadly similar scale. The release also lists the existing offices and serviced residence as the uses that will cease operations on 31 March 2027, which fixes the start of the transition period. EdgeProp noted the heritage of the River Valley Road site, which once held Fraser & Neave's first aerated water canning facility in Southeast Asia and, in 1998, the first Frasers Hospitality extended-stay serviced residence.

What the Timetable Offers Sophia Meadow Followers in District 9

Sophia Meadow is a pre-launch boutique block of 41 homes in five storeys with a basement car park, at 132 Sophia Road in Mount Sophia, District 9, within the Core Central Region. The 103-year leasehold runs from 15 March 2024 on a site of 1,280.5 sqm (about 13,783 sqft), and developer Sin Thai Hin Development (Pte) Ltd secured the land in December 2023. Dhoby Ghaut Interchange is about a 10-minute walk away. Estimated vacant possession is 30 November 2029 and estimated legal completion is 30 November 2032.
